YOUR ACCOMMODATION

Perfect for an extended family or a group of friends, Villa Giulione is a large independent villa with six bedrooms, bags of character, private swimming pool, generous garden grounds and great views. This is a fantastic villa for people of all ages: a real 'hide and seek' villa for the kids and plenty of space for adults to enjoy.

Ground floor: Main entrance into a hallway with vaulted ceiling and wood burning pizza/bread oven. Spacious living room with large open fireplace: A series of arches divides this room into sitting and dining areas and a double arched door opens onto the front of the house. Kitchen with gas hob, electric oven, microwave, dishwasher and fridge/freezer and breakfast room off. Bathroom with shower (wheelchair friendly). Studio/study with double sofa-bed, bathroom with shower, small kitchen area and doors to garden.

First floor: Sitting room with open fireplace. Double bedroom with bathroom divided over two levels, the upper level with washbasin and bathtub, the lower level with washbasin and WC. Spacious twin/double bedroom with en-suite bathroom with shower. Small sitting area/study with stairs to a galleried mezzanine bedroom with a low beamed ceiling and two single beds (restricted headroom). Large double bedroom. Bathroom with shower. Double bedroom with mini-fridge and a bathroom with bathtub.

GARDENS & POOL

Giulione is a wonderfully private property, situated 2.5km along a single track white road, the house is surrounded by 2 hectares of partially fenced in grounds, generous mature gardens, excellent views and a private swimming pool.

There is a furnished covered loggia and plenty of space for sitting out or dining alfresco.

KNOW BEFORE YOU GO

Bordered to the north by Tuscany and to the east by Umbria, Giulione sits overlooking the hills of Tuscany on the border of Tuscany and Lazio's 'Alta Tuscia' a land of gently rolling countryside, volcanic craters and beautiful Etruscan towns.

The nearest village is Trevinano at 3km, and with its village store, post office, two very good restaurants and a pizzeria, will provide most of what you'll need without having to travel far. The larger towns of San Casciano dei Bagni, with the famous Fonteverde Spa baths, and Aquapendente, which has two supermarkets, a variety of small shops, good restaurants and a weekly market are a 15 minute drive.

From the villa, it is also easy to reach some fabulous sites of interest. Within 30 minutes to an hours drive are Chiusi and its Etruscan museum, the picturesque gems that are Pienza and Siena, and the famous wine towns of Montalcino and Montepulciano. Orvieto is a must see with its stunning Duomo and quirky streets full of artisan craft shops and traditional restaurants, and on the way stop to visit the extraordinary town of Civita di Bagnoregio. The Lake of Bolsena is also within easy reach and provides beaches for lazing and picnics, a wide range of water sports, spectacular scenery, and three thriving little towns Bolsena, Marta and Capodimonte: Bolsena, on the northern shore, has a museum, a medieval castle, picturesque alleys and two early churches. Marta and Capodimonte, on the southern shores, are pretty towns with beaches and boat trips. To the south is Viterbo, with its papal palace from the middle ages, and the Tarquinian necropolis. To the west, Sorano and Pitigliano, of medieval importance and interest, are picturesquely striking up on their hills.

Florence and Rome are also both practical day trip possibilities, each being within a 2 hour drive, or you can take the train from Orvieto straight to Rome Termini station in the centre of the city.

NOTES

Lunch or dinners can be arranged during your stay at the villa with advanced booking. On your first evening a typical Tuscan meal can be prepared and left for you. The meal includes a starter, a pasta dish, salad and pecorino cheese, fruit or fruit salad with cantucci (local almond biscuits), bread, and a bottle of wine for every 4 people. (€20 per person).
