Villa Bellaria is a fantastic eco friendly find, being located just a short distance from the charming town of Lucignano in Tuscany and enjoying extensive views over open countryside. The villa is a clever blend of old and new and has recently undergone an eco renovation to harness solar energy for the supply of power and water to the house.

Ground floor: Spacious open plan room with comfortable sitting area and fireplace at one end and a good size country style kitchen with oven, hob, microwave, coffee machine, toaster, fridge and freezer and dishwasher at the other end. In the middle a terracotta archway divides the room and a large farmhouse style dining table and chairs with seating for 12 people separates the kitchen from the sitting area. Twin/double bedroom with en-suite bathroom with shower. Spacious double bedroom with en-suite bathroom with shower adapted for disabled use. WC.
Three sets of double doors from the living room open onto a wide furnished terrace with table and chairs to seat 10. From the kitchen, you can access the side of the house where you will find the laundry room with washing machine.

First Floor: Two twin/double bedrooms, one with en-suite with shower and one with small wet room with shower. Spacious double bedroom with large en-suite with bath tub and hand held shower. Small double bedroom. Bathroom with shower. Door out to a small covered terrace.

The garden is a good size and well maintained. There is a fence and gate separating the pool and surrounding garden from the villa creating two garden areas. There is a large lawn which in the summer months provides a lovely sunny space to sit out and relax. There are trees and bushes to create shade and a large wooden loggia as well as a climbing frame for younger guests to enjoy. There is also a large parking area to the front of the villa.

The pool is private and measures 4.5m x 9m. Steps at one end for entry and exit. There are sun loungers and umbrellas and pool towels are provided. Pool open May to September.

Villa Bellaria is situated near the beautiful village of Lucignano which is just 2km away. The village is a well preserved example of medieval urban planning for its use of elliptic rings to structure its architectural layout. The village wraps around a castle that was rebuilt in the 15th century and has a good selection of speciality shops, cafes and restaurants.

Just 9km away is the historical town of Monte San Savino, situated on a low hill in the Valdichiana. The Valdichiana Chiana Valley south of Arezzo is one of the largest valley's in the Apennines. The Etruscans were the first civilisation to drain its marshlands transforming it into their bread-basket. Surrounded by hills and ancient hidden towns, the Valdichiana is home to flourishing farms and the prized Chianina cattle, who are believed to be one of the oldest breeds in the world. The town is also the birth place to high Renaissance Italian sculptor Andrea Sansovino, one of his early altarpieces still remains in the Church Of Santa Chiara in Monte San Savino. The town has all of the important local amenities such as a petrol station, bank, postal office, shops, cafes and some restaurants. The picturesque town is also home to a diverse collection of medieval and Renaissance palaces.

Chiefly known for its good local 'Vino Nobile' wines, Montepulciano, just 25km from the villa, lies to the southeast of Siena, on the summit of one of the hills that separates the Valdichiana from the Val d'Orcia. It is built along a narrow limestone ridge at 605m above sea level. The town is encircled by walls and fortifications designed by Antonio da Sangallo the Elder in 1511 for Cosimo I, and inside the walls the streets are crammed with Renaissance-style palazzi, churches, restaurants, shops and a fabulous atmosphere. Of Etruscan origin, Montepulciano later became a Roman winter encampment.
