Located in the most beautiful of settings, in the heart of an award winning wine estate near Arezzo in Tuscany, Villa Leopoldina is the quintessential Tuscan villa surrounded by vineyards and breathtaking views. Built in the late 1800s and renovated to a high standard, this comfortable 6 bedroom villa sleeps 12 and is the perfect choice for a large family gathering or group of friends looking for something extra special.
The main living accommodation for this villa is on the first floor to take full advantage of the impressive views, but there is an additional fully equipped kitchen on the ground floor that makes it super easy to prepare and take meals outside for alfresco dining.
First floor: Beautiful and comfortably furnished living room with a wood burning oven and impressive panoramic views over the valley. Dining room with table and chairs for 12 and a large traditional fireplace. Fully equipped kitchen with dishwasher, electric oven and hob, fireplace, kettle, toaster, microwave, espresso machine, washing machine and tumble dryer. Three spacious double bedrooms, one with a fireplace and all with ensuite bathrooms with showers. One of the double bedrooms with bathroom on this floor is accessible for wheelchairs. Access to this floor is via the original staircase in the loggia and for wheelchair access there is a stone bridge that links the first floor to the garden and pool.
Ground floor: Living room with plenty of comfortable seating. Fully equipped kitchen (dishwasher, electric oven, fireplace, kettle, toaster, microwave, espresso machine, washing machine and a tumble dryer) and doors to a wide furnished loggia and the garden. Dining room with seating for up to 8 people and doors out onto the loggia and gardens. Three double bedrooms all with ensuite bathrooms with showers.
GARDENS & POOL
A very attractive garden surrounds the villa and provides a lovely setting for alfresco dining and lazy days in the sun. The well established woodland to the rear of the garden makes it all feel very private, but leaves the front wide open so you can take full advantage of the stunning panoramic views over the valley. A stone terrace with shady pergolas runs round the front and side of the house and is furnished with a large dining table and chairs and the fabulous arched loggia provides a cool and shady retreat from the midday sun.
The swimming pool is situated in the garden grounds to the side of the villa and is surrounded by post and rail fencing, lawns and a stone terrace furnished with plenty of sun loungers, table with umbrellas. There is an outdoor shower at the pool.

Leopoldina is a lovely Tuscan villa that sits on a hill surrounded by open countryside and extraordinary views over the valley to the city of Arezzo below. The house is part of a 23 hectare organic farming estate that produces wine, extra-virgin olive oil, honey, saffron, fruit and vegetables. The award winning winery is located in the midst of the estates vineyards, with the farm's wine cellars at the heart of all the activities. Above the cellar and facing the vineyards, are areas dedicated to guests and to all those who want to learn and to experience the world of food & wine in Tuscany. Here it is possible to organise wine tastings, cooking classes, events and weddings, meetings and cultural events.
Nearby Arezzo is situated in the south-east of Tuscany and of ancient Etruscan origin, is a magnificent city, well worth exploring. The famous antiques market transforms the centre on the first Sunday and preceding Saturday of each month and the city has a wealth of interesting museums and churches, along with wonderful medieval centre and a good range of shops and restaurants. The cities of Florence, Siena and Perugia, along with many pretty historic towns, including Cortona, Monte San Savino, San Sepolcro, Assisi and Gubbio, are all within easy reach from the Villa, along with the beaches, islands and water-sports of the picturesque Lake Trasimeno.
A car is not essential but just recommended. The villa is close to the town and it is possible to get a taxi - a ride from the villa to the city center costs around 12/15 euros. Guided tours of the area can also be planned with pick up from the estate.
